2. What to Expect When Looking at Bank-Owned Properties

The condition of bank owned homes for sale can vary - It is amazing what is out there....

Do you want move-in ready or not? That is the question.....

With the help of an experienced bank-owned-home agent, you will work as a team to find the "gems" at a absolutely great price.

One thing I will guarantee: When the good clean deals are put on the market, other buyers will see them too! I send the new bank-owned properties to my homebuyers in the early evening. This way they can contact me to set up an AM showing if a steal-of-a-deal comes up.

For the most part, there are three particular items I see in need of repair with most bank-owned properties more than any other items:

  1. Interior Paint
  2. Carpet replacement
  3. Yard needs water and trimming

Buyer's Agent vs. Listing Agent - What is the Difference? - Boise ID Real Estate

Is there a difference between a buyers agent and listing agent? Aren't all Realtors the same?

The answer-in order-is yes and no.

The difference is really simple: It's a matter of who represents who in a real estate transaction when important negotiating information is known and could make or break a deal.

All realtors should know or have access to the MLS market statistics, comparables, property history, etc.

When you are selling or buying a home, here is the difference in detail you should know........

Listing Agent:

A listing agent is hired by the seller of a property, prior to listing, to obtain the most favorable price and scenario for the seller. Whether it is thru advising or negotiating; a listing agents' duty is to represent the sellers' best interest.

Listing agents include builder representatives, most open house agents and any agent listed on the for sale sign at the front of house as well as any marketing material for the property.

Buyer Agent:  

A Buyer agent is hired by a buyer to negotiate an acceptance on behalf of the buyer and advise on general real estate questions.

The sometimes-confusing aspect of a buyers agent is this: The seller typically pays the buyer agents' commission at closing. Make sense? It didnt to me at first....let me explain....

On most MLS listings it says what amount the buyer agent will be paid in commission by the seller. With for sale by owners, the buyer agent will ask the owner right up front if the seller will pay the buyer broker fee. Always verify with your buyer agent if the seller is paying the total broker fee. 

I will add; the buyers agent will have to be sure (as a business practice) they will get paid for their time and efforts from the buyer if the seller doesn't pay. This is where most buyers representation contracts will include the committing the buyer to pay the buyer broker fee only IF the seller DOES NOT

Remember it is typical for the seller to pay the total broker fee

Not using a buyer agent when buying a home would be like a lawyer representing the plaintiff AND defendant at the same time.

 This is a no-nonsense 7-part blog on what I have experienced from a Boise ID buyer's agent point of view in working with bank-owned homes for sale in the Boise ID area. This is intended to help homebuyers to become better educated with the process of buying a bank-owned propertyShort sale homes are in abundance right now but I have seen from experienced that the bank-owned homes are where you can currently get the most "bang for your buck" without wasting a whole lot of your TIME and emotions.

 1. Get Connected with a "Buyers Agent" Realtor w/Bank-Owned Experience & Get Pre-Qualified 

Law enforcement uses bloodhounds to find what they are looking for - If you are a homebuyer searching  for real estate - Connect yourself with an agent who has experience with the process and who can pro-actively search for the so-called "Diamonds in the Rough" houses for you.

I set a preliminary meeting with the homebuyers as a "meeting of minds" to learn what their goals, objectives and search criteria will be when searching for their next home.

At this point, it will be important to also connect with a competent lender. I always recommend 2-3 of my lender affiliates. It is a sign of the times that the great lenders have great "clout" with their underwriters and are hard working. (I have learned that lesson the hard way.....Let me save you the time) The loan officer truly is the grease on the squeaky wheel of the whole transaction these days. In the Boise ID real estate market, roughly 20-30% of the transactions are dropping out prior to closing. It is also important for homebuyers to be informed consumers and shop the cost of the loan with multiple lenders.

After the initial meeting and a search criteria, I will set two property searches up for the homebuyer - One will be bank-owned properties only, second will be a similar search but including all the other properties for sale as well. I find it important for my homebuyers to have these separated. Listings will be sent via email to the homebuyer once per day at the homebuyers specified time of day. In addition, I will direct the homebuyers to sign into my AgentIdaho ListingBook Website where they can do their own in-depth comparables search on their own, 24/7 if they choose to. ListingBook has proven to be VERY user-friendly and thorough for the homebuyers based on the feedback I have received. 

Once the pre-qualification has been established and the homebuyer knows how much they can afford, we will be ready to set up a time to look at properties in person. On to the next step:
